ZONING BOARD OF APPEALS

The following appeals will be heard:
1.) The owner of the property at 7400 Telegraph Rd. is seeking approval for Permission Requests
and Dimensional Variance Requests to install the following items in the Telegraph Rd. frontage:
• A 2 ft. by 2 ft. by 4 ft. high concrete footing for a 17 ft. long lift gate;
• A 4 ft. high by 16 ft. long pull gate.
2.) The owner of the property at 5280 Inkster Rd. is seeking approval for a Permission Request and
a Dimensional Variance Request for a gate with two 5 ft. tall non-illuminated masonry piers,
located in the Inkster Rd. frontage and on a parcel without a principal structure.
3.) The owner of the properties at 4826 W. Wickford, 4760 W. Wickford, 1258 Cottingham Row,
1264 Cottingham Row are seeking approval for Dimensional Variance Requests to install 6 ft.
high fencing along the Hills of Lone Pine perimeter.
4.) The owner of the property at 6775 Wing Lake Rd. is seeking approval for a Permission Request
for a 7 ft. by 7 ft. by 3 ft. high hot tub located in the rear yard and 16 ft. from all property lines.
5.) The owner of the property at 1500 Kirkway Rd. is seeking approval for a Permission Request
and Dimensional Variance Requests for the following items:
• A 6 ft. by 3 ft. by 2 ft. high gas fire table located in the northwesterly side yard;
• Eleven 3 ft. by 3 ft. by 5 ft. high non-illuminated piers, located in the front yard;
• Two 4 ft. high driveway gates, located in the front yard;
• A 2 ft. high water feature/fountain located in the front yard.
• Encroaching into the 25 ft. natural features setback to install a 4 ft. wide, 6 in. high
composite wood boardwalk.
6.) The owner of the property at 5766 Kenmoor Rd. is seeking approval for a Permission request for
the following items located in the rear yard and 16 ft. from all property lines.
• A 26 ft. by 20 ft. by 10 ft. high pergola with a 3 ft. by 1 ft. by 10 ft. high attached water
feature placed over the spa detailed below;
• An 18 ft. by 11 ft. by 1 ft. high raised spa.
7.) The owner of the property at 2746 Turtle Bluff Dr. is seeking approval for Permission Requests
and a Dimensional Variance Request for the following items located in the rear yard and located
16 ft. from all property lines:
• An 11 ft. by 3 ft. by 10 ft. high gas fireplace;
• A retaining wall with a maximum height of 7 ft. to create an outdoor patio space with
illuminated piers at 9 ft. high.
8.) The owner of the property at 4294 Pine Tree Trail is seeking approval for Permission Requests
and Dimensional Variance Requests for the following items:
• Two 3 ft. by 3 ft. by 4 ft. high masonry piers with integrated gas fire features encroaching
10 ft. into the rear yard setback;
• A 23 ft. wide by 3 ft. high masonry wall with three 36 in. wide sheer descent water
features for the pool, encroaching 10 ft. into the rear yard setback;
• Two 3 ft. high retaining walls with less than 8 ft. of separation, encroaching 11 ft. into the
16 ft. easterly side yard setback; note that the first wall contains a 10 ft. long sheer
descent for the spa.
9.) The owner of the property at 4455 Charing Cross Rd. is seeking approval for a Permission
Request and a Dimensional Variance Request to retain an existing 4 ft. high dog enclosure fence
and expand it further into the southerly Charing Cross Rd. secondary front yard; thereby
encroaching 25 ft. and 16 ft. into the rear and southeasterly side yard setback respectively.
10.)The owner of the property at 6360 Hills Dr. is seeking approval for a Permission Request and a
Dimensional Variance Request for a 50 ft. by 29 ft. by 14 ft. high cabana, located in the rear yard,
and resulting in accessory space exceeding 50% of the ground floor area of the house by 87 sq. ft.
11.) The owner of the property at 1919 Lone Pine Rd. is seeking approval for a Permission Request
for the following accessory structures located in the rear yard and 16 ft. away from all
property lines:
• A 10 ft. by 20 ft. by 12 ft. high pool house with a 15 ft. by 20 ft. by 8 ft. high
attached pergola;
• Two 3 ft. by 3 ft. by 3 ft. high gas fire pillars.
12.) The owner of the property at 810 Highwood Dr. is seeking approval for Permission Request and
Dimensional Variance Requests for the following items:
• A 6 ft. high fountain located in the rear yard;
• A 4 ft. high pool fence located in the Squirrel Rd. secondary frontage.
13.) The owner of the property at 1801 S. Telegraph Rd. is seeking approval for a Permission
Request and Dimensional Variance Requests for the following items associated with a proposed
Culver’s Restaurant:
• A ground mounted transformer in the side yard;
• Installation of a ground sign and multiple wall signs, some of which exceed the
height of the building:
o A 25 sq. ft. monument sign, 25 ft. from the existing right-of-way line;
o Three 29 sq. ft. LED channel letter wall signs;
o A 23 sq. ft. LED wall sign;
o A 3 sq. ft. non-illuminated panel sign;
o A 47 sq. ft. LED wall sign, for a total of 160 sq. ft. of wall signage,
exceeding the limit of 120 sq. ft.;
• Installation of a 10 ft. by 10 ft. by 10 ft. high shed in the side yard.
14.) The owner of the property at 2527 S. Telegraph Rd. is seeking approval for Dimensional
Variance Requests for the following items associated with Glykos Bakehouse:
• Two 35 sq. ft. wall signs that exceed the permitted 28 sq. ft. allotment permitted;
• The refacing of an existing 5 ft by 6 ft. high monument sign for a panel measuring 1
ft. by 6 ft.
